Legacy's preconstruction service starts with listening. We learn what both the owner and the architect envision for the project. We review means, methods and materials. Then we combine our review findings to develop a master budget and schedule that will ensure the project’s maturation. Clearly, the preconstruction planning phase is critical to achieving a successful project.
Legacy's estimating services start in the conceptual phase, when we determine the project's initial schedule of values. Budget updates continue through schematic drawings, design development, and final construction documents. Each phase is compared against the approved budget to reveal any changes since the last update. Scope alternates are also prepared to show possible options. If these options are approved, then the budget is updated to reflect them.
Scheduling services begin with the conceptual phase. As preconstruction continues, Legacy professionals check and modify the schedule as required to accurately show the final completion date. As preconstruction moves to construction, the schedule is reviewed by our project management team and included in our bid documents. This final schedule is then incorporated into the final contracts.
