Legacy Building Services in an effort to provide greater value to our clients and owners has been promoting IPD principles on all of our current and potential projects. Currently working as an IPD Team on the North City Campus Parking Structure for San Diego Community College District, our IPD Team incorporates our architect and key subcontractors through a common charter of project expectations and incentives. We have worked to promote an open environment of collaboration and problem solving amongst the entire Team and our Client. Operating on a Building Information Modeling platform, our IPD Team is able to maximize value, minimize waste, and create additional performance incentives. As our industry continues to grow and develop, many owners are looking to IPD delivery methods to cut down on waste and hire a more collaborative team to design and construct their projects. In simple terms, through an IPD Arrangement, each participant is no longer focused exclusively on their part of construction without considering the implications on the whole project process. The IPD method brings the team together early with incentives to maximize value for the owner. This collaborative approach allows informed decision making early in the project where the most value can be created. The close collaboration eliminates a great deal of waste in the design, and allows data sharing directly between the design and construction team eliminating a large barrier to increased productivity in construction. The Legacy IPD project approach has been put together with that purpose, and that purpose only, in mind. Our entire team shares a passion for the services we provide, and we are all committed to contribute to the fullest extent possible to the best interests of our clients through an IPD Arrangement. For public clients, our IPD Team typically includes the trades that will have significant impact on the Building Model. We believe strongly in this concept, as well as the concept of leaving the trades which do not have significant impact to be competitively bid when the drawings are complete. This provides our public clients with the best of both worlds relative to the IPD goals and the most competitive costs.
